We are fortunate to work with clients who trust our direction in spending the minimal amount for the maximum return. This property was given to us in better condition than most, the property showed exceptionally well and it was clear that the owners enjoyed the property and had pride in ownership. The landscaping was in incredible condition, and required basic upkeep. The interior however was a bit dated and dark. It was our job to open up the space. Installing new white carpet, polishing the windows, adding recessed LED lighting and a fresh coat of paint on the interior livened everything up.
When we first valued the property fair market, it was around $1,750,000. Considering the updating necessary to bring it current we estimated that a fair offer would be around $1,500,000 to $1,600,000. We sent in our vendors and spent in total around $35,000, expecting a return of $250,000 additional or sale price of $1,850,000. We went to market and obtained an offer above $1,900,000 within hours. We ended up 10x’ing our initial investment and delivering an additional, unexpected, $350,000 to the estate.
