When we say, “Dunne gets it done,” it’s not just lip service. Our team is also compassionate to understand that not all of us live in pristine, photogenic environments. In fact, most are somewhere in between. This property was handed to us with instructions to get it ready for market. The estate did not have have any cash to put into the preparation and as a result we decided to pay for the clean out from our own operational account.
There were many challenges with this property. We were not tasked with renovating it to be picture perfect, but to sell it for a reasonable amount, to protect the estate from liability at all costs, and to obtain the best offer possible given the scenario and the market. This home was extremely cluttered, and served as a habitat for multiple cats. It was covered wall to wall with the owners possessions and the possessions were covered in feline urine, feces and unfortunately the bodies of deceases felines. In the inspections we also discovered black mold which threw in an additional complication in an already complex matter. This property was not simply a challenge with hoarding and materials, it was a hazmat and health issue.
We found qualified and licensed professionals who specialized in biohazard and hazardous residential clean up and hired them to remove and process all belongings. We could not simply throw everything away, we had to work through every cubic feet of belongings to identify important documents, valuables and anything that could be of value to the estate. This process took months due to the complications but we were finally able to clear out all the material. The decision of doing anything further was denied and we were left now with an empty but sellable property. Rather than challenging the eventual buyer to look past the mess and the additional challenge of clean out, they are now simply looking at the interior walls and can re-envision the space within their minds or with their contractors.
This property was worth about $700,000 in pristine, perfect condition. We estimated with all the necessary work and renovations that one would spend north of $500,000 and thus a fair market value for this home would be $200,000 in as-is condition. Due to the circumstances we performed all inspections, reports and disclosed everything to educate all buyer brokers and potential buyers of the property. We made sure they knew everything and gave them access to everything they have inquired about in order to procure a non-contigent, and as-is offer.
